When is property transferred via a new deed completed upon my signing and notarizing of the deed or upon the new deed being recorded.

Question

When is property transferred via a new deed completed; upon my signing and notarizing of the deed or upon the new deed being recorded.

Answer

Legally, neither. A deed does not transfer property until it has been "delivered." Delivery is a legal term that signifies that the property has been conveyed. Recordation is not the same as delivery, but it does create a rebuttable presumption that the deed was delivered.
