a rental unit I own is in need of repairs - some of which were recently brought to my attention by the tenant - broken wood in deck, mold, windows that do not open for ventilation. I wish to make repairs but to the point that it is difficult and time consuming with the tenant still in residency. should I give this tenant a no-cause notice, or a cause notice the cause being to facilitate repairs of which we are both aware. the tenant does not wish to relocate and is likely to be difficult. I understand that I due to the nature of the repairs, mold, etc., I must act to avoid liability.

I thought I answered this already. Give the tenant both types of notice.
